And those 100 m² with Ikea aren't that small. There's prefabs with 80 m² on the market.
Seriously, my wife told me that one of the little houses up the street from our old place in Germany (which looked identical to the surrounding houses) changed hands at a substantial discount to the going rate because it was a pre-fab. Apparently, they have a reputation for being noisy due to drywall room dividers, as well as having trampoline pre-cast concrete slab flooring, as opposed to "proper" poured/stoned-between-joists flooring.
